WHY US
Dear Virginia Rental Property Owner...
Are you looking to rent out your home or apartment? Are you worried about late-night calls, maintenance problems, screening & placing tenants, landlord-tenant laws, and all of the other BS that comes with being a landlord?
You're not alone.
Of the nearly 50 million rental units in the United States, around 41% are managed by owner-landlords. That's millions of people dealing with all sorts of crap (literally!).
That's why more and more people are turning to professional property managers to manage their rentals.
Instead of fixing toilets, you can go to dinner with friends, watch your son or granddaughter's Little League game, or enjoy the many other adventures Virginia has to offer.
Benjamin Franklin famously said:
"People spend their time to save money, when they should be spending money to save time."
If you agree with wise old Ben, you're probably considering hiring a professional property manager. But who should you hire, and more importantly, what should you look for?
We empathize with this question, as the number of options can be overwhelming.
Did you notice the dozens of sponsored ads when you Google, "Property Management Near Me"?
Each company claims to have its own secret sauce...
But the rarely uncovered secret in the industry is that all of this complexity leads to hidden fees and more dollars spent for property owners.
RentEasy is different.
There are many benefits you will get from working with us — but here are six things that truly set us apart from the competition and prove why you should choose RentEasy to manage your property:
1. We are different from the competition.
When you work with us, you get to enjoy:
- A $125 flat management fee (not percentage-based like most of our competitors)
- Exclusive access to preferred vendors and in-house maintenance
- No long-term contracts
- Flat-fee tenant placement fee
2. We can help you fill vacant rental units.
Vacant rentals are every landlord's worst nightmare. When your property is vacant, you'll lose rent payments and operate with negative cash flow. Negative cash flow is when your investment has more outgoing than incoming money, as you'll have to look for money elsewhere to pay for expenses like property tax.
We have effective rental marketing techniques up our sleeves to help in this regard. We'll use cutting edge technology with online strategies to find a tenant to fill your vacancy. Online strategies may include listing on top rental listing sites and running social media campaigns. All marketing is done on your behalf with no out of pocket expenses or start up fees.
3. We can help you find the perfect tenants the first time.
We only rent to quality tenants and guarantee lease compliance as well. We begin the screening process early. This is what we call the pre-screening stage. Here, we ask the prospective tenant a few questions to learn something about them.
Some of the questions include:
- Are you currently renting? If so, where and for how long.
- What's your reason for moving?
- When do you intend to move in?
- How much do you make each month?
- Have you ever faced an eviction?
How a tenant answers these questions helps us determine their suitability to live in our rental. If we are satisfied with the responses, we then move on to the next step of requiring them to fill an application form. Once they do, they will be subject to another round of screening. In this round we go a bit deeper and contact their references as well as verify their employment and rental background.
4. We can keep your investment's paperwork in order.
As our client, we guarantee you detailed financial reports. You will be able to access these reports anywhere and at any time from your online portal.
5. We can help you with the rent collection.
If you have been managing your property, then you know that collecting rent isn't as easy as it seems on the surface. This is especially true if you are dealing with problem tenants. With problem tenants, it can be stressful and frustrating.
At RentEasy, our goal is to ensure our clients get paid on time, every time. We have systems to ensure that this happens.
6. We can help you handle your investment's maintenance.
Maintaining your property is key to having a successful rental investment. At RentEasy, we understand this. That's why we only hire the most reliable and professional contractors when maintenance issues crop up.
We regularly inspect our clients' rentals at various times throughout a year. Included in tenant placement RentEasy will perform a move in inspection to document the initial condition of the property. Typically RentEasy will provide a 6 month of occupancy inspection and arrange this at lease signing. Included in tenant placement RentEasy will also do a final inspection when a tenant is moving out and help with security deposit deductions or repairs.
